Is it possible to buy an apartment cheaper from a developer than from an agent?

Our clients often ask this question both to us and to representatives of the developer. Let's look at the scheme of work of the developer and the agency and understand what and where it comes from.

We will not intrigue you and immediately answer: the price of real estate will be the same for both the developer and the real estate agency. This is a bit unusual for residents of the post-Soviet space, who know that buying an apartment with the assistance of a real estate agency turns out to be more expensive.

Turkey has a slightly different system. Each construction company has a sales department that works approximately the same as any real estate agency: looking for potential customers, advertising company facilities, advising buyers, etc. Therefore, the commission included in the company's price lists will be paid either to its sales department or to a third-party agency that sold this or that property to this developer. Therefore, do not think that coming directly to the developer's office, you will be told any other price.

Moreover, in most cases it is even profitable to contact a real estate agency.
First, you get an additional check of the developer. Representatives of a construction company rarely inform clients of information that can put them in an unfavorable light. The agent, working with various companies, will always explain to the client the pros and cons of certain developers.

Secondly, the agent will not insist on buying real estate from one particular developer. On the contrary, he will offer the client a large selection of objects from different companies, according to your wishes.

Thirdly, by contacting the agency, you get a professional intermediary between you and the developer. A professional agent always has connections with the management of construction companies and always knows who to contact to solve a particular issue. Agree that a foreigner without knowledge of the language and contacts does not always succeed in defending his interests in another country.

And, of course, when buying real estate through an agency, you get an additional service provided by all self-respecting companies: a free introductory information tour, documentary support of the transaction, assistance in buying furniture and appliances, assistance in obtaining a residence permit and citizenship, after-sale service and much more.

It is unprofitable only in cases when you get into an unverified real estate agency that does not have the necessary documents, professional employees and does not care about its reputation.

Travellers may import prescription drugs for personal use for a period of no more than three months, provided they have an active medical prescription. The UAE prohibits the importation of unregistered or banned drugs, as well as medicinal herbs that may be authorized in the country of origin. For all other herbal medicines, the import procedure is similar to conventional prescription drugs.

The will in Turkey: important information for foreigners
