The following costs are incurred by the buyer when executing the certificate of ownership of real estate (tapu) in Turkey:
7000 - 8000 liras - execution of power of attorney, if the transaction is conducted remotely or the client prefers to be represented in all institutions by an employee of the agency
2000 liras - translation and notarization of passport
6570 liras - state fees
9,000 liras - expert evaluation of real estate
10,000 liras - technical passport
from 2000 liras - services of sworn interpreter who attends the transaction at the Cadastral Office
150 - 5000 EUR - DAB (Döviz Alım Belgesi) currency exchange certificate. Must be issued for an amount equal to the cadastral value of the property. The higher the cadastral value, the higher the cost of the certificate
150 - 1000 liras - certificate from the municipality (Emlak beyan değeri)
1000 liras - keeping a folder in the cadastral chamber
4% of the cadastral value - one-time tax on real estate purchase.
You will also need funds to open a current account. Most banks in Turkey require a deposit of 3000 euros or more to open a current account. The deposit is refundable, however, it cannot be withdrawn within 3-6 months to avoid closing the account. To this account the buyer transfers an amount equal to the cadastral value of the object. The remaining amount can be transferred by any other means.
