Antalya Governor Ersin Yazıcı recently instructed law enforcement agencies to deal with the problem of illegal real estate rentals. He also asked citizens to report cases of illegal rentals to the police. It is likely that the number of police checks will increase significantly in the near future. In this regard, we would like to remind you of the conditions under which short-term rentals are legal.
In Turkey, a short-term rental is a rental of up to 6 months. In order to officially and legally rent your apartment for short-term rent you need to:
- obtain a special license pansiyon ruhsatı
- if the apartment is located in a cite (residential complex), you must have permission to rent the apartment from at least 51% of the owners of the complex (resolution of the owners' meeting).
- You must notify the tax office about the start of the activity and obtain a certificate stating the type of activity.
- The certificate issued by the tax office must be presented to the police/gendarmerie to gain access to the tenant registration system.
Once all of the above has been completed, you can look for tenants and rent out the apartment, without forgetting the responsibilities that come with it:
- to submit accurate tenant data to the police/gendarmerie in a timely manner
- declare rental income on time
Important: There are substantial penalties for non-compliance with the terms of business. For example, the fine for not submitting tenant data is 59,714 liras. In case of repeated violation - 29,852 liras and license revocation.
