Quality standards for the construction of buildings in Alanya

Quality standards for the construction of buildings in Alanya

February 23, 2023

Against the background of recent events in Turkey, investors, as well as those who plan to buy an apartment on the seashore, often ask about the reliability of buildings in Alanya. To make sure of the high quality of Turkish real estate, let's take a detailed look at all stages of construction.

Zero stage (pit stage)
The minimum depth of the pit is 5 meters. The bottom of the pit is filled with crushed stone and compacted and the formation of the foundation begins.

Foundation
Before pouring the foundation, it may sometimes be necessary to strengthen the soil, especially for houses located on the first coastline. Reinforced concrete piles are installed to a depth of 13 meters. For other objects, it is allowed to install lattice or solid slabs of concrete. Next, trenches are laid for laying communications and after the construction of a 70-centimeter retaining wall, a 10-centimeter layer of concrete is poured.

Waterproofing
To exclude the impact on the foundation of groundwater, its waterproofing is performed using roll waterproofing and polymer-bitumen materials.

Skeleton
At this stage, a frame of reinforcement with a height of 100 - 120 cm is formed, based on the calculation of 10 cm for each floor. The minimum allowable diameter of the armature is 9 cm, but in most cases large diameter armatures are used.

Concrete pouring of load-bearing structures
After the formwork is formed, the load-bearing walls are poured with concrete and the construction of the house begins on a floor-by-floor basis. The requirements for the quality of concrete are regulated by the project and strictly controlled by inspectors. Together with the concrete, a chip is poured indicating the information of the plant where this concrete was made and even indicating the data of the car that delivered it to the construction site. If during the inspection it turns out that the quality of concrete is unsatisfactory, it is removed and poured again at the expense of the manufacturer (the factory that shipped the substandard concrete).

Building a house
All houses are built of monolithic reinforced concrete. The use of concrete panels is prohibited. It is allowed to use bricks for the construction of curtain walls and finishes. The standard thickness of external walls is 20 cm, interior walls - 10 cm.

The final stage
At the final stage, the roof is installed, including the stages of ventilation and waterproofing. After that, they begin to install double-glazed windows, supply communications to the house, interior and exterior decoration of the house.

Commissioning
A commission from the state control and supervision bodies gradually inspects the building. After all the members of the commission have put their signatures and seals on the relevant documents, a technical passport (Genel iskan) is issued, confirming that the house has been officially put into operation.

It should be noted that the control by state inspectors is carried out not only when the house is put into operation, but also at each of the above stages. Without confirmation that a certain stage has been completed in accordance with all requirements and norms, a permit for the construction of the next stage will not be issued.
